As the new year approaches, we reflect on one of fabric’s very first projects: The Ocho.
This newly modernized rental residence blends two key elements: prime location and thoughtful design. Sitting on a quiet, tree-lined street, The Ocho is just a few minutes’ walk from the VCC Skytrain Station (300M), the iconic East Van Cross, and the lively Commercial Drive neighborhood.
However, The Ocho’s story is more than just its location. Originally a classic multi-family building in need of some major TLC, fabric joined forces with Hudson Projects to acquire the property as part of a land assembly meant to support a 12-story rental project.
When a land holdout forced a pivot, we had to move to PLAN B – which was to revitalize the existing structure with a major renovation and transform it into something special (while preserving its character!)
A Modern Makeover
The extensive renovation brought each of the 15 suites up to condo-quality finishes, including sleek kitchens, fresh paint, and beautiful bathrooms. In-suite washers and dryers were added to enhance convenience and increase value. A new standout feature was the addition of sliders in the studio and 1-bedroom apartments, expanding several studios into urban 1-beds and transforming 1-bedroom units into 2-bedrooms, allowing for home offices, nurseries, and roommates.
A Micro-Suite That Packs a Punch
Small spaces can be efficient, if they are done right! The old laundry room at The Ocho was transformed into a 140 sq. ft. micro-suite, complete with a full bathroom, stacked washer/dryer, kitchenette, and projector for movie nights. It’s the perfect example of how smart design can make compact living truly functional.
We named the project The Ocho due to its E 8th address and as a nod to The Ocho’s ethnically diverse Commercial Drive neighborhood, we embraced a Latin vibe with bright colorful common areas and Cuban art shipped in from Havana.

What began as a land assembly gone awry and a necessity-driven renovation is now a beautiful, modern building that fits seamlessly into one of East Van’s most vibrant neighborhoods.
With some heavy lifting and sleepless nights, our PLAN B allowed us to weather the storm and walk away with a successful project. With beautiful apartments, thoughtful upgrades, and a prime location, The Ocho is now home to happy residents enjoying the best of city living.
