10-Year Interview Series: Kiegan Scharnberg

Fabric news

To start, could you please introduce yourself and tell us about your role at Fabric?

I’m the Director of Investments at Fabric, focusing on acquisitions and asset management. Every project ultimately starts and ends with asset performance, so it is important to carry that mindset through from evaluating a site, to shaping the business plan, to ensuring the finished building delivers what we envisioned.

What drew you into real estate, and how did your career take shape?

I grew up watching and helping my parents renovate homes. I guess my interest started there and then continued on once I got started in the BCIT real estate program.

You joined Fabric in 2020, right before the pandemic. What was that like, and why did Fabric weather it well?

It was definitely a chaotic time to join a new team, but it pushed us to be focused, creative, and adaptable. Fabric has a strong vision and isn’t afraid to adjust quickly, which helped us stay steady through the uncertainty. While the last 6 years have been challenging, it has helped us become very diligent in our processes and underwriting.

fabric is known for its East Van projects — why that market, and are you looking elsewhere?

East Van has some of the best streets, restaurants, and community energy in the city — and people there really appreciate thoughtful design. It’s a natural fit for the kind of projects we like to build. That said, we’re also exploring other markets where that same character and appreciation for good design exists.

When evaluating potential sites, what makes you confident enough to pitch one to the team?

We look for properties where we can build on the natural character of the place rather than forcing something that doesn’t fit.

Is there a project that stands out so far?

How do you like to spend your time outside of work?

Mostly with my family — and when I get the chance, I’m fishing, golfing, or playing hockey.
